Student room rents rise by 20 per cent in 4 years
The average cost of a student room in Belgium has increased by 100 euros a month since 2020, De Tijd reports on Tuesday, based on a study by housing provider Diggit Studentlife and real estate expert Stadim. The figure represents a 21 per cent increase in four years.
Brussels is the most expensive place for students to live, with room rents averaging 680 euros a month. The year-on-year increase is also the highest there at 5 per cent. The average price in Flanders is 595 euros, an increase of 2.6 per cent since last year, while the price in Wallonia has remained stable at an average of 520 euros.
The significantly higher prices in the capital can be explained by the scarcity of rooms, which is even greater than in the rest of the country. “There are also more international students with larger budgets,” says Arne Hermans of Diggit Studentlife. “Finally, there is more regulation in Brussels. There is a price for that.”
In four years, the average monthly rent of a student room, or kot, has increased by 21 per cent. “That closely follows the evolution of inflation over that period,” says Frederik Boumans of Stadim. “But there are significant differences in effective rents depending on the provider and student city.”
He adds that the quality of supply has also improved, due to stricter government requirements and an influx of new construction.
